Perched above the water in Deep Cove, this project presented some exciting challenges: steep terrain, limited access, and an evolving vision that required adaptive problem-solving. With every decision, we worked to balance structure, aesthetics, and functionality to craft an outdoor retreat that embraced the natural landscape while enhancing livability for the homeowners.
Through careful planning, effective communication, and thoughtful execution, we transformed a difficult site into a multi-layered escape that seamlessly integrated custom features for years of enjoyment, rejuvenation, and relaxation. The result? A space where modern design and craftsmanship meet the raw, untamed beauty of the West Coast.

Unwrapping a Vision, One Layer at a Time
What started as a referral from designer Shan Bodie quickly became something much more. As the client’s vision took shape, they wanted a space that was both intentional and inviting, so the initial design evolved to match.
The upper patio area was initially planned as an open fireplace or covered space, but the final design took a more seamless approach, creating an inviting zone that flows effortlessly into the rest of the yard.
A sauna and cold plunge were last-minute additions, but they felt like they were always meant to be here. Designed with versatility in mind, the cold plunge can convert to a hot tub within hours using a heat pump for year-round relaxation.
And because this isn’t just a space for adults, a kids’ play zone was woven into the landscape to provide a dedicated area for play and let their imagination run wild while staying connected to the rest of the yard.

Block by Block
We embarked on one of the most complex structural builds we've ever done to bring this design to life and create a space the homeowners would be excited to spend hours upon hours in.
The steep terrain required the precise removal and reconstruction of multiple retaining walls. Balancing cost, durability, and aesthetics, we selected Aztec concrete blocks for the retaining walls and blended them with natural materials to soften the hardscaping. Yaletown basalt treads were also incorporated into the staircases, while tumbled bluestone pathways wove throughout the landscape to create an organic, welcoming feel, perfect for gatherings and great first impressions.
The layout was carefully zoned to create distinct but connected spaces. On the left, the dedicated kids’ play area was built into the terrain, ensuring safety and natural integration. On the right, a custom sauna and cold plunge took centre stage, complete with built-in bench seating and an outdoor shower for a spa-like experience with all the comforts of home.
Taming the Terrain
Drainage and excavation accounted for nearly 60% of the work on this project, highlighting just how challenging the site conditions were. With massive amounts of water flowing down from the back of the property, we installed drain catchments and sumps to ensure water was redirected effectively without compromising the landscape.
Excavation was equally demanding. The steep terrain and tight access points meant that every movement of materials required meticulous planning and attention to detail. With no room for error, we worked strategically to maintain the natural beauty of the site while executing a structurally sound design.
Despite these obstacles, we tamed the terrain and created a space that feels like it should have been there from the start. Through thoughtful material choices, precise craftsmanship, and a dynamic design process, we created a backyard paradise that doesn’t just sit within the landscape: it belongs there.

"The team at Hyland did a fantastic job clearing all the snow from the driveways and sidewalks of the rental complex where I live. They came on a Sunday night, which was really impressive, and when they were finished, it was as though it hadn't snowed on the sidewalks at all! Thanks guys!"
